September Calgary Market Update

Hello September! The fall market has officially begun, typically the market picks up from the slower summer months because well, no one wants to move in the winter unless they have to. If you are looking to buy or sell, or know someone who is, let’s get you set up to move in before an Arctic front does.

Real Estate Market

With a unemployment rate holding at 9.7%, recent full time job losses, a slow recovery in the energy sector, not to mention those lending rule changes it all adds up to weigh on our housing market. It is no surprise sales were down 7% from last August, though typically a slower month where most people are out enjoying the last of summer vacation.

Sellers can begin to expect more activity this fall market but as CREB’s Chief Economist Ann-Marie Lurie states “Sellers need to be well informed to be competitive. They need a good understanding of what has been selling around them and how their property compares to homes that have successfully sold!”

Remember to stay patient in this market, time needs to be allowed for the right buyer to come along. Heading into a busier fall market the right pricing strategy and marketing plan will go far in this challenging market. For the full report click here.

In the City

September is shaping up to be a busy month throughout the city with lot of events to check out. Notable is Circle festival this weekend at Shaw Millenium Park, this family friendly festival is celebrating it’s fifth birthday with local food trucks, local artisan market, lots of live performances and my personal favourite wiener dog racing! September is always a busy time in our art scene here in Calgary, with plenty new exhibitions now on display.
